Building in Brentwood: HOA Patterns and Design Standards

Brentwood is one of LA's quietest premium neighborhoods — and that quiet is enforced partly by HOA design standards. Three HOAs cover the most active build territory: Brentwood Country Estates, Crestwood Hills, and Mountaingate. Plus the unincorporated zone south of Sunset where the Brentwood Community Council reviews streetfront-visible projects. Here's how each works.

Brentwood Country Estates

Gated community north of Sunset, established 1970s. Architectural review board reviews any visible exterior change. Submission requirements: site plan, elevations, material samples, color samples. Review timeline: 3-5 weeks. Style preference: traditional Mediterranean with some openness to contemporary; horizontal hardwood fences approved with documented architect involvement. Common stipulations: post height not to exceed 6.5 feet visible above ground; no visible mechanical equipment; landscape integration required for any visible fence work.

Crestwood Hills

Architecturally significant mid-century community on the hillsides north of Sunset. Crestwood Hills HOA reviews work for compatibility with the original Gregory Ain / Joseph Eichler architectural heritage. Submission requirements: scaled drawings, photographic context, written design statement. Review timeline: 3-4 weeks. Style preference: strongly mid-century modern; contemporary glass-and-steel work approved when it complements the historic context. Common stipulations: flat-cap posts, hidden fastening, minimal trim.

Mountaingate

Large gated community in the canyons north of Mountain Gate Country Club. Active architectural review for exterior work. Submission requirements: site plan, elevations, materials, lighting plan if applicable. Review timeline: 3-5 weeks. Style preference: Tuscan revival was the original community theme; recent contemporary additions approved with architect submission. Hillside lots common — most projects also trigger LA Hillside Ordinance review in parallel.

Brentwood Community Council (south of Sunset)

South-of-Sunset Brentwood is unincorporated City of LA — no HOA jurisdiction, but the Brentwood Community Council provides advisory input on streetfront-visible projects. Submission isn't required but is recommended for streetfront fences over 4 feet, any wall over 42 inches, and any project with significant visual streetfront impact. The Council's input is advisory but informally important to LA City planning department review.

Common Brentwood project patterns

Three patterns repeat across our Brentwood work. First: replacement of failing 1980s-era cedar with hardwood (Cumaru most common). Second: streetfront fence replacement coordinated with landscape redesign — homeowners doing a full front-yard refresh. Third: deep rear-yard custom carpentry (pergolas, privacy screens, gates) for established families upgrading their long-term home.

Do all of Brentwood's HOAs require architectural review?
BCE, Crestwood Hills, and Mountaingate do for visible exterior work. The unincorporated south-of-Sunset Brentwood doesn't have HOA review but is subject to LA City permitting and informal Community Council advisory input.
Can I do contemporary work in BCE?
Yes — increasingly common, but typically requires submitted architect drawings demonstrating intentional contemporary design. Cookie-cutter contemporary work without architect involvement gets pushed back more often than not.
How long does Brentwood permitting + HOA review take total?
